Stegi covers the whole rental cycle for a landlord with one to twenty units. Nothing here is a roadmap item — this is what the product does today.

Rent, tracked without chasing

The ledger is the part landlords open most, so it does the work rather than asking for it.

Months generate themselves

Every active tenancy produces a row for each month from its start date onward. You never create a rent entry by hand, and a tenancy started nine months ago arrives with nine months of history waiting.

Paid, partial or overdue — with the detail

Mark a month settled in one click, or record a part payment and keep the balance visible. Each payment stores how it arrived — bank transfer, cash, card — and an optional note for the things you'd otherwise forget.

Reminders that go out on their own

On the first of the month the new rent is due and the tenant is emailed. If it stays unpaid, a further reminder follows every seven days until you mark it paid. Nothing to remember, nothing to schedule.

Overdue money at a glance

The dashboard leads with the total outstanding, who owes it and for which month, largest amounts first — plus your collection rate for the month and the occupancy of your portfolio.

Tenants, without making them sign up

The most common reason landlord software fails is that the tenant never adopts it. Stegi asks nothing of them.

One link is the whole onboarding

Each unit has a private link. Send it once — by WhatsApp, SMS or the built-in email invite — and that is the entire setup. No app store, no account, no password.

They see what's actually going on

The portal shows exactly what's due and what's settled, plus six months of their own payment history. Most rent arguments are really record disputes, and this removes them.

One conversation thread per tenancy

Messages live with the tenancy rather than scrolling away in a chat app. Both sides get an email when a new message arrives, throttled so a fast exchange doesn't bury anyone.

Revoke a link when someone moves out

One click issues a new link for the unit and the old one stops working immediately, so a former tenant can't see the next one's rent.

Maintenance, in writing

A repair reported by phone call while you're driving is a repair you will forget the details of.

Tenants report with photos

From the same link, a tenant describes the problem and attaches a photo. It arrives as a ticket against the right unit, with the evidence attached, instead of as a voicemail.

You can log one too

Spotted something at an inspection? Log it against the unit yourself, with a photo, and it tracks the same way.

A simple status flow, visible on the dashboard until it's cleared, with the full history staying attached to the unit for the next tenancy — and for the deposit conversation.

Tell us the trade and the urgency and we match you with a contractor from our Cyprus network. This is handled personally at the moment, usually within the day — we'd rather say that than pretend it's automated.

Leases and documents

A proper agreement, generated in two minutes, and kept where you can find it again.

A full tenancy agreement, not a one-pager

Twenty-one clauses covering rent and late payment, deposit and its return, utilities and common expenses, repairs, access, subletting including short-term platforms, termination, notices and governing law.

Greek or English, pre-filled

Names, address, dates, rent and deposit come from records you've already entered. Choose the contract language and add house rules — pets, smoking, who pays κοινόχρηστα — with optional typed signatures.

An inventory annex that protects the deposit

Annex A captures furnishing, meter readings, keys handed over and a signable condition record. This is the single document that settles most end-of-tenancy disputes.

Kept, not just downloaded

Every lease you generate is archived privately and can be re-downloaded any time — and the tenant can pull their own copy from their link, so nobody has to go looking for it.

What Stegi doesn't do yet

Worth knowing before you decide. We'd rather you find this here than after signing up.

  • Tenants can't pay rent through Stegi yet — you record payments however they actually arrive. Online collection is the next major piece of work.
  • No accounting-software integrations. The tax export is a CSV your accountant can work from.
  • No native iOS or Android app. It's a web app that installs to your home screen.
  • One login per account — no team members or agency sub-accounts yet.
