Could you say what each of your properties earned last year?
Most owners can't. The rent is in one place, the costs in another, and the empty one nobody counts at all. Stegi keeps income, costs and dates per property, all year — so the answer is waiting for you in February instead of being reconstructed.
No card. 14 days with every property unlocked. Set up in under 20 minutes.
Sound familiar?
Stegi keeps all of it in one ledger — and remembers the dates for you.
Twenty minutes to set up. Then it keeps itself.
Add every property — including the empty one
Five minutes each, once. Mark whether it is let, empty, in family use or short-let.
Put each cost against the property it belongs to
The insurance, the common expenses, the plumber. Attach the receipt at the moment you pay it, not next February.
Rent and renewal dates look after themselves
Months generate themselves, overdue turns red, reminders go out in the tenant's own language, and renewals are flagged long before the deadline.
In February, one export
Income, costs and net per property for the year, as a file your accountant can open — including what the properties earning nothing cost you.
Built for people who own more than one
What each property actually earned
Income and costs kept per property all year — including the ones nobody rents. Open any one and see its whole year at a glance.
February stops being a problem
Rent, expenses and net per property for the tax year, ready to export for your accountant in one click.
Nothing expires without warning
Insurance, permits, inspections and tenancy end dates — tracked with what happens if they slip, and flagged well before the deadline.
Rent chases itself
Every month generates itself. Overdue turns red on your dashboard and a polite reminder goes out automatically, in the tenant's own language.
A lease in two minutes, not two hours
Pre-filled from your records, in Greek or English, as a clean PDF. Optional typed signatures.
Repairs arrive as tickets, not phone calls at 21:00
Tenants report issues from their own link, with photos. Open → in progress → done, per property.
Your tenant doesn't have to do anything.
You send one link. That's the entire onboarding — no app store, no account, no password reset at 22:00 on a Sunday.
They can
- See exactly what's due — and what's settled

You get

Security is the foundation
You're trusting Stegi with tenancy records and tenant details. We treat that seriously.
Built by one person, in Cyprus, for this market.
I'm Pavlos. I built Stegi because every tool for landlords is either built for American 300-unit portfolios or is a spreadsheet someone gave up on.
Stegi is small on purpose: it does the six things a Cyprus landlord with three flats actually does, and it does them in Greek.
I'm working with the first landlords personally. If you join now, I'll set up your properties with you on a call, and you can email me directly when something is wrong — pavlos@stegi.app.
Questions
How much tax do I pay on rental income in Cyprus?
Three separate charges land on rent — income tax on what is left after deductions, plus the Special Defence Contribution and GESY, which are both charged on gross rent. Rent is also taxed on top of your other income rather than on its own, so the same rent costs a pensioner and a full-time salary earner very different amounts. Our guide explains how they differ; rates come from your accountant, not from us.
What about the properties I do not rent out?
They belong in here too. Mark each property as let, empty, family use or short-let, and Stegi shows what the ones earning nothing still cost you in insurance, common expenses and standing charges over a year. That figure appears in no income report anywhere, which is why most owners have never seen it.
What happens if Stegi shuts down?
Everything you put in comes back out. One button exports your full history as JSON, and your tax reports as CSV, any time — no request, no waiting. Your records are yours.
I already use Excel. Why change?
Excel doesn't email your tenant when rent is late, doesn't generate a lease, and doesn't tell you a tenancy ends in three weeks. Stegi does those three things without being asked.
Are the leases valid in Cyprus?
Stegi generates a standard tenancy agreement in Greek or English, the two enforceable contract languages here, pre-filled from your records. It's a template, not legal advice — for anything unusual, have a lawyer review it.
Do my tenants need to install anything?
No. Tenants get one link: it shows their rent status and lets them report issues. It works in any browser, in four languages.
Is my data safe?
Your data lives in an EU-hosted database, isolated per account, encrypted in transit and at rest. Export or delete everything anytime — GDPR is built in, not bolted on.
What happens after the 14 days?
You pick €19 or €39 a month, or you stop. Nothing you entered is deleted or locked away if you stop — it stays readable and you can export the whole lot to CSV whenever you like.
Know what you own, and what it earns.
Fourteen days, every property unlocked, no card. Then the answer is there every year.
